Matters of Interest

Age and Size:  It is unclear exactly when the original house was built as references were found dating it to 1915, 1922, and 1926.  The original house consists of approximately 4000 sq. ft. The renovation and additions, consisting of approximately 13,500 sq. ft. were completed in 1985.

 

History:  The original house is an example of Georgian Colonial Revival architecture and was constructed for local distillery magnate Arthur P. Stitzel, an owner of the Stitzel-Weller Distillery.  It was designed by architects Alfred S. Joseph and Oscar G. Joseph.  From 1980 to 1984 it was the personal home of Mr. and Mrs. Arch L. Heady III.  It was then sold to Wildwood Development Partnership and subsequently to the WDP Corporation.   The most recent occupants of the property was EPI Corporation which owns and operates nursing homes in Kentucky.  The property has been vacant since August 2006.   In 1989 the home was added the National Register of Historic Places and The Stitzel House. 

 

Zoning:  The property is currently zoned OR-3 Office/Residential District.  This zoning designation allows all uses permitted in the OR Office Residential District as well as uses provided for in OR-3.  Examples of these include professional and business offices, doctors offices, including laboratories as part of a medical office building, business schools, community residences, non-training schools and institutions, and many other uses.  Certain other uses may be permitted upon granting of a Conditional Use Permit.  Click here to the various OR Zoning Regulations and specific provisions therein.

 

Environmental Assessment:  A Phase 1 environmental site assessment was completed in September 2006.  The conclusion of this assessment state “no evidence of recognized environmental conditions or significant environmental concerns in connection with the subject property suggest the need for additional investigation was discovered”.

Area Surroundings:  The property is located approximately one-halve east of the prominent Shelbyville Road and Hurstbourne Lane intersection.  It is in a mixed residential and business area.  The businesses consist of professional offices, retail businesses, service businesses, and restaurants.  According to KIPDA, the 2005 actual traffic count on section of Shelbyville Road from Hurstbourne Ln. to Blankenbaker Pkwy. was 33,600 vehicles per day.
