Auction Terms, Conditions and General Information

Buyer’s Premium:  A 10% buyer’s premium will be added to the high bid to determine the final contract selling price.

Down Payment:  The buyer shall make a down payment of $10,000 immediately following the auction.  The down payment may be made by certified check or a good personal check.

Closing:  Closing shall occur on or before January 4, 2008.

Inspections:  The property will be open for inspection on Sunday, November 18th from 2-4 PM and on Tuesday, November 27th from 4-6 PM.

Conditions of Sale:  The property is being sold in “as is” condition with no conditions or contingencies of any kind.  Any home inspections, etc. welcome but should be completed prior to auction and is not a condition of sale.

Broker/Realtor Participation Welcome: A Broker or agent whose client is the buyer of the real estate may be entitled to a  2% broker participation fee.  Agents must register their clients at least 12 hour prior to the auction.  Brokers and agents may obtain the registration from the web site or by calling the auctioneerClick here to obtain the Broker/Realtor Participation Form

Auction Location:  From I-64 take Hourstbourne Pkwy. South to Six Mile Ln., turn right on Six Mile Ln., go 6/10 mile and turn right on Summerfield Dr. and proceed to auction site.  Or from the Watterson Expressway (I-264), take Breckenridge Ln. south to  Manner Dale Dr., turn left on Manner Dale, go 3/10 mile and turn left on Summerfield Dr. and proceed to auction site. 

Seller reserves the right to entertain offers prior to the auction and declare the property sold prior to the auction.
