Auction Terms, Conditions and General Information
Reason for Sale: To settle the Estate of Virginia Shafer. Buyer’s Premium: A 10% buyer’s premium will be added to the high bid to determine the final contract selling price. Down Payment: The buyer shall make a down payment of $13,000 immediately following the auction. The down payment may be made by certified check or a good personal check. Closing: Closing shall occur on or before May 15, 2008. Inspections: The property will be open for inspection on Sunday, April 6th from 2-4 PM and on Monday, April 7th from 5-7 PM. Conditions of Sale: The property is being sold in “as is” condition with no conditions or contingencies of any kind. Any home inspections, etc. welcome but should be completed prior to auction and is not a condition of sale. Broker/Realtor Participation Welcome: A Broker or agent whose client is the buyer of the real estate may be entitled to a 2% broker participation fee. Agents must register their clients at least 12 hour prior to the auction. Brokers and agents may obtain the registration from the web site or by calling the auctioneer. (US Hwy. 60) east approximately 5/10 mile, turn right onto English Station Rd. (across from the Entrance to Lake Forest) go about 1 block and turn right onto English Villa Dr. and go about 1 block and turn left onto Wyndemere Dr., turn left again onto Charlton Wynde Dr. and proceed to property. Seller reserves the right to entertain and accept offers prior to the date of the auction. |

This home is in Wyndemere Condominiums. Each owner of record of any unit shall be a member of the Wyndemere Condominiums Council. The council, through its board of directors and officers and through its bylaws and covenants contained in the master deed, shall govern the affairs of the condominium. Basically the council is responsible for maintaining the exterior of the house and the common grounds. Each homeowner is responsible for maintaining the interior of the home.
At the current time, the Wyndemere’s monthly homeowners association fee is currently $127.00 and covers the following: ü Street lights ü Fire hydrants ü Landscaping ü Lawn care upkeep ü Snow removal ü Trash collection ü Insurance on the outside
