Buyer’s Premium: A 10% buyer’s premium will be added to the high bid to determine the final contract selling price.

Purchase Contract: The winning bidder must sign a Real Estate Purchase Contract immediately following the auction. A copy of this contract will also be posted and available for review at the open house.

Down Payment: The buyer shall make a down payment of $5,000 immediately following the auction. The down payment may be made by cashier’s check, certified check, personal check, wired funds, MasterCard or VISA.

Closing: Closing shall occur on or before November 17, 2008.

Inspection: Auctioneers will be on site Thursday, October 9, from 4:00 PM - 6:00 PM for those wanting to inspect the property.

Conditions of Sale: The property is being offered in “as is” condition with no conditions or contingencies of any kind. Any inspections should be completed prior to auction and is not a condition of sale. Seller reserves the right to accept offers prior to the auction.

Simultaneous Bidding: Bids for this property auction may be made live, in person at the auction site Thursday, October 16 at 6:00 PM. Bids may also be submitted online via wardlowauc.com. All bids will be kept live and updated online. Bidding will conclude when no additional live or online bids are made as of the live auction Thursday, October 16, at 6:00 PM.
