Real Estate Auction Onsite Terms & Conditions

 

Buyer’s Premium: A 10% buyer’s premium will be added to the high bid to determine the final contract selling price.

Down Payment: The buyer shall make a $10,000.00 down payment immediately following the auction.  The down payment may be made by cash, certified check, or good personal check.

Closing: Closing shall occur on or before May 7th, 2009.

Inspections: The property will be open for inspection on Sunday March 15th and March 22nd from 2:00 p.m. - 4:00 p.m., and on auction day beginning at 9:00 a.m.  The patio home is also available for inspection by appointment, phone Joe Gribbins at 502 550-7045.

Conditions of Sale: The property is being sold in “as is” condition with no conditions or contingencies of any kind.  Any home inspections, etc. are welcome, but must be completed prior to auction and are not a condition of sale.

Broker/Realtor Participation: A Broker or agent whose client is the real estate buyer may be entitled to a  2% broker participation fee. Click here to obtain the Broker/Realtor Participation Form. 

Bidding: Advanced online bidding will be available prior to March 28th with simultaneous auction day bidding onsite and online.

Simultaneous Bidding: Bids for the real estate may be made live, in person at the auction site Saturday, March 28th, at 10 AM. Bids may also be submitted online at the Summertree Ln. RE Online Bidding Website.  All bids will be kept live and updated online. Bidding will conclude when no additional live or online bids are made as of the live auction Saturday, March 28th at 10 AM.

Announcements: Additional terms, conditions, and announcements will be made at the beginning of the auction.

Bidder’s Information Packets and copies of the Glenmary West Residents bylaws and related documents are available.   Current monthly assessment fee is $130.00.    Property is subject to prior sale.
