Reason for Selling: To settle the Betty Ray estate.

Year Built: 1964 (Per PVA)

Current PVA Tax Assessed Value: $126,240. (Per PVA)

City of Jeffersontown Taxes for 2019: The City of Jeffersontown property taxes on this property for 2019 was $121.80, based on the current assessment and with the Homestead Exemption.

Approximate Sq. Ft.: 925 sq. ft. on the first floor, plus the full finished basement.

Mechanicals and Roof: The Ducane gas furnace and central air were apparently installed by Decker and Sons Heating and Air on 11-17-16.  The gas water heater is covered by an insulation blanket. The electrical breaker box is located in the basement.  The washer and electric dryer hook-ups are in the basement next to the basement kitchen sink.  The age of the roof is unknown. The attic appears to be well insulated (see photos in Property Photos with Notes).  The home appears to have the original windows that look to be in good condition. The windows and window trim are naturally finished. The house does also have storm windows. 

The drains under the bathroom and kitchen sinks were leaking and were replaced by Durbin Plumbing on 2-18-2020.  The bathroom ceramic floor is discolored from a carpet that was on the floor for many years. The bathroom toilet is an older low profile Kohler and does not flush well. Durbin Plumbing determined that the old toilet itself was the problem; however, when they attempted to install a new replacement toilet they discovered that the current toilet was glued to the ceramic floor and they were unable to pull up the old toilet without damaging the ceramic floor. The purchaser will need to pull up the toilet, install a new floor, and then install a new toilet. The house does need some updating.

Enclosed Front Porch: Enclosed front porch is approximately 24’6” x 5’6” and is carpeted. Some of the sliding windows are discolored. The front porch door is a double glass pane door and the outside pane has been broken out, the door needs to be repaired or replaced.  The porch is not heated. 

Gazebo: The wood 8' hexagon shaped gazebo needs cleaning and refinishing. The electric cable coming from the house to the gazebo is not run inside conduit where is comes up out of the ground at the gazebo and does not meet code.

2 Metal Sheds: The large shed is approx. 23’7” x 11’2”, has a double swing out doors and 2 windows.  The shed roof does leak and needs repair or coating.  The shed is lighted and has 2 outlets, but the electric runs from the gazebo to the shed by a heavy extension cord, this does not meet code and needs to be properly replaced.   The smaller shed is approx. 9’9” x 7’6” with sliding double doors. 

 Comments: This home appears to be a solid well-built home that is in need of some updating and some repair as discussed above.  The home has oak hardwood flooring in the living room, 3 bedrooms, and the hallway.  The floors look good except for some stains in the hallway.  In the kitchen the GE refrigerator, GE electric range, and Whirlpool dishwasher will remain with the home.  In the basement, the 4’6” kitchen sink with metal cabinet base, the Roper large capacity washer, and the Roper heavy duty electric dryer will remain with the home.

 Location: This home is conveniently located in Jeffersontown on the corner of Cranston Dr. and Cardigan Dr. only a few blocks from Taylorsville Rd., approximately 1.4 miles to Jeffersontown’s Historic Gaslight Square, and approximately 1.4 miles to Stony Brook Shopping Center and Hurstbourne Parkway. 

Directions: If you are coming from Hurstbourne Parkway and Taylorsville Rd., proceed on Taylorsville Rd. south toward Jeffersontown approximately 1.1 mile (past the CVS and Krispy Kreme) and then at the traffic light just before the viaduct, turn left onto Merioneth Dr. (alongside the Village car Wash) and proceed 3 blocks turning left onto Cranston Dr.  Proceed 2 blocks to the home.

Temporary change in terms and conditions due to government intervention to control coronavirus.

Due to the sudden and dramatic changes that have taken place in an effort to stem the spread of the coronavirus, and the possibility of uncertain changes to come (all of which are outside of ours, the seller’s and bidder’s control), we are temporarily adding a new element to our terms and conditions that will allow for the extension of the auction period under extenuating circumstances as noted below.

In the event of a significant event such as a mandate for everyone to “shelter in place” or “to close all certain businesses” or other comparable significant action that would impede the continuation of the auction as scheduled, we reserve the right to extend the auction closing date beyond the date originally scheduled. For clarification, this simply means that the auction would remain open but the auction closing date would be extended as reasonable and appropriate given the situation.  We will of course notify all registered bidders of any extensions of a closing date should that situation occur.  If those events do not occur, the auction will close as planned.

 

New BiddersPlease do not wait until the last minute to register for the auction. We suggest that you register early and then place a bid early in the auction (while the bids are still low) in order to familiarize yourself with the bidding process. It will make your auction experience much more relaxing and enjoyable.

 

How to Register for First Time Bidders: Click on “Register to Bid”, at the next page click on “Sign Up”, and then complete the information requested. Upon successful completion you will receive notice that you are approved to bid.
 

If You Have Already Registered: If you have already registered and been approved, you simply click on the “Register to Bid” link and on the next page, click on “Sign In”.
 

Buyer’s Premium: A 10% buyer’s premium will be added to the winning bid to determine the final selling price. For example, if the closing bid is $200,000, the Buyer's Premium would be $20,000, resulting in a final contract selling price of $220,000.

 

Bidding: Online bidding is to be understood as a binding contract. Bids will be taken with the understanding that the bidder will honor their winning bid with sufficient funds in the specified time frame. Notification of the winning bid will be made immediately at the auction's close.

Online bids can be made using two methods: selecting the green button that says “Bid (amount)” or selecting the green button that says “Set Max.”
“Bid (Amount):” This button shows the next bid required and allows the bidder to input a single bid as in a live auction. For example: if the bid is currently $100,000 the green box will say “Bid $100,250.  

“Set Max” Feature: This feature enables you to set a maximum bid so the computer does your bidding without you having to constantly view, log in, and bid on an item. Setting a maximum online is much like coming to a live auction with a preset spending limit in mind. The program will bid for you, in the prescribed increments, and only up to your spending limit for the item. For example: the current bid is $100,000 with Bidder A having the winning bid. Bidder B wants to place a bid and is willing to bid as much as $200,000. If Bidder B places a maximum bid of $200,000 the bid rises only to $100,250. If Bidder A returns and places a maximum bid of $200,000, the program automatically does the bidding in the pre-established increments.  In this example the bidding will stop at $200,000 with Bidder B winning because they were the first to bid $200,000 with their maximum bid, the next bid would be $200,250, which is more than Bidder A’s limit of $200,000. Maximum bid amounts are kept confidential. Please note that the bid history page will post a message if the current high bid has been a result of a Maximum Bid. You can raise a bid or raise your maximum bid at any time prior to the close of the auction.

 

Bidding Increments: The bidding increments for this auction are set at $250 and thus bidding is in multiples $250.   

 

Close of Bidding: Bidding is scheduled to close Monday, June 8, 2020 beginning at 7:00 p.m. Eastern Time. All bids/offers should be made through this bidding site and shall be in accordance with the Terms and Conditions set forth for this sale and the Real Estate Purchase Contract available on the “Documents” tab on the main page and then click on “Real Estate Purchase Contract”.

 

Extended Ending: The close of bidding will be subject to an extended ending, whereas at the close of the auction, any bidding activity will automatically extend the closing for 5 minutes. The bidding will continue to remain open as long as there is activity within 5 minutes of the previous bid. If there is no bidding activity within another 5 minutes, bidding will then be closed.

 

Contract Execution: Following the auction, the successful bidder will be emailed, faxed, or delivered a contract to be signed by the prospective buyer and returned to Wardlow Auctions, Inc. by personal delivery or email no later than 2:00 p.m. ET, Tuesday, June 9, 2020. Copies of the Auction Purchase Contracts are available for review online.  This contract is not contingent on any appraisal, financing or inspection.

Down Payment: The buyer shall make a $7,500.00 non-refundable down payment upon signing the Auction Purchase Contract.  The down payment must be received no later than 2:00 pm ET on Tuesday, June 9, 2020. The down payment may be in the form of cash, an official bank check, certified check, good personal check, or wire transfer payable to Wardlow Auctions, Inc.

 

Closing: Closing for the property must be on or before Friday, July 24, 2020. The Buyer(s) shall pay the balance of the purchase price at closing. Buyer(s) and Sellers shall pay their respective closing costs as is common and customary to Jefferson County, Kentucky. This purchase is not contingent on any appraisal, financing, or inspections.

Registration: Registration is free but does require several important pieces of information.
