Reason for Selling: Final settlement of the Dorothy Harmon Estate.

Year Built: 1968 (Per PVA)

PVA Tax Assessed Value: $279,260. 

City of Hurstbourne: The City of Hurstbourne property taxes on this property for 2020 - 2021 was $405.53, based on the current tax assessment and with the Homestead Exemption.

Approximate Sq. Ft.: 2,181 sq. ft. on the first floor.  The partial basement also has 560 finished sq. ft. for a total living square footage of 2,741 sq. ft.  

Attached Two Car Finished Garage: The attached two car finished garage is approx. 19’4” x 21’. The garage has a large closet, two front windows, and a door into the family room.  An interior water hose spigot has a slight drip and needs repair.  The overhead door was installed in 2004 by Cuningham Overhead Door and has a Craftsman door opener with an exterior keyless entry.

Roof and Gutter Protection System: Owens Corning 30 year dimensional shingles were installed on 8/30/06 by Christian Brothers Roofing & Contracting, Inc.  The home also has a Gutter Helmet protection system.  A little over a year ago the homeowner noticed what appeared to be a water stain on the garage ceiling.  According to the family, she had three different roofers come and inspect the garage roof for leaks. None of the three were able to find anything.  She had the garage ceiling repainted and there has not been any stains on the garage ceiling since. There is currently a small light stain on the front guest bedroom ceiling, but the timing of this stain is unknown.

Mechanicals: A Carrier gas furnace and central air were installed in 2007.  Inspection sticker is dated 7/07. Periodic systems checks have been made by Jarboe’s Plumbing Heating Cooling since 2017.

A 50 gallon, gas State Select water heater was installed by Jeff Foster Plumbing in March 2009. The Radon Reduction System was installed by A-1 Home in September 2006.

Replacement windows were installed in 2000 by Allstate Aluminum Company, Inc., except for the windows in the family room addition.  The beautiful replacement front door is from The Door Store’s Amherest collection with two matching side lights and a Pella full view storm door.

B-Dry System was installed on 19’ of the far front wall in the finished area including a front corner sump pump in 1991. The house does have second sump pump in the unfinished area. Through an MSD program, a sewer backflow prevention valve was installed in 1997.  According to the family, approximately two years ago there was a basement leak in the finished area under the side window which did damage some of the carpet. The window and window well were repaired and there has not been any signs of leaking since.  Even though only a relatively small area of the carpet was damaged, the carpet was replaced in that section of the finished basement.

 The electrical breaker box is located in the finished area of the basement. The inspection sticker is dated 5-18-94.  This is an older Federal Pacific electrical panel box and it needs to be replaced and updated.

Approximately a year ago, the front wall and window area in the dining room was treated by Orkin Pest Control for carpenter ants. There is some damage, but there has been no further infestation observed.  Since 2015 the home has been under an Orkin Pest Control inspection program which included pest control inspection every other month and an annual termite inspection.  A recent termite inspection is available in “Documents”.     

Update: In the garage there has been some settlement and a crack in the corner next to the walk-in door leading into the family room.

 Yard: An irrigation system with a Rain Bird ESP Modular Controller was installed in March 1995.  The irrigation system has been winterized each fall and checked each spring by Greenway Irrigation.  Currently the sprinklers in the front courtyard are not working. Also, regular lawn treatment has been performed by Arborscape, Inc. for several years.

Comments: This home appears to be a solid well-built home that may need a little updating.  The Whirlpool dishwasher (approx. one year old), Whirlpool refrigerator, and the G.E. electric range in the kitchen plus the GE washer and GE electric dryer (approx. one year old) will remain with the home.

 City of Hurstbourne: The city of Hurstbourne has long been one of most centrally located and highly sought-after a communities in the Louisville area.  As stated on the city’s website, the City of Hurstbourne has a rich history, classic elegance, and a convenient location.

Buyer’s Premium: A 10% buyer’s premium will be added to the winning bid to determine the final selling price. For example, if the closing bid is $200,000, the Buyer's Premium would be $20,000, resulting in a final contract selling price of $220,000.

 

Bidding: Online bidding is to be understood as a binding contract. Bids will be taken with the understanding that the bidder will honor their winning bid with sufficient funds in the specified time frame. Notification of the winning bid will be made immediately at the auction's close.

Online bids can be made using two methods: selecting the green button that says “Bid (amount)” or selecting the green button that says “Set Max.”
“Bid (Amount):” This button shows the next bid required and allows the bidder to input a single bid as in a live auction. For example: if the bid is currently $100,000 the green box will say “Bid $100,250.  

“Set Max” Feature: This feature enables you to set a maximum bid so the computer does your bidding without you having to constantly view, log in, and bid on an item. Setting a maximum online is much like coming to a live auction with a preset spending limit in mind. The program will bid for you, in the prescribed increments, and only up to your spending limit for the item. For example: the current bid is $100,000 with Bidder A having the winning bid. Bidder B wants to place a bid and is willing to bid as much as $200,000. If Bidder B places a maximum bid of $200,000 the bid rises only to $100,250. If Bidder A returns and places a maximum bid of $200,000, the program automatically does the bidding in the pre-established increments.  In this example the bidding will stop at $200,000 with Bidder B winning because they were the first to bid $200,000 with their maximum bid, the next bid would be $200,250, which is more than Bidder A’s limit of $200,000. Maximum bid amounts are kept confidential. Please note that the bid history page will post a message if the current high bid has been a result of a Maximum Bid. You can raise a bid or raise your maximum bid at any time prior to the close of the auction.

 

Bidding Increments: The bidding increments for this auction are set at $250 and thus bidding is in multiples $250.   

 

Close of Bidding: Bidding is scheduled to close Monday, October 5, 2020 beginning at 7:00 p.m. Eastern Time. All bids/offers should be made through this bidding site and shall be in accordance with the Terms and Conditions set forth for this sale and the Real Estate Purchase Contract which is available on the “Documents” tab on the main page.

 

Extended Ending: The close of bidding will be subject to an extended ending, whereas at the close of the auction, any bidding activity will automatically extend the closing for 5 minutes. The bidding will continue to remain open as long as there is activity within 5 minutes of the previous bid. If there is no bidding activity within another 5 minutes, bidding will then be closed.

 

Contract Execution: Following the auction, the successful bidder will be emailed, faxed, or delivered a contract to be signed by the prospective buyer and returned to Wardlow Auctions, Inc. by personal delivery or email no later than 2:00 p.m. ET, Tuesday, October 6, 2020. Copies of the Auction Purchase Contracts are available for review online.  This contract is not contingent on any appraisal, financing or inspection.

Down Payment: The buyer shall make a $10,000.00 non-refundable down payment upon signing the Auction Purchase Contract.  The down payment must be received no later than 2:00 pm ET on Tuesday, October 6, 2020. The down payment may be in the form of cash, an official bank check, certified check, good personal check, or wire transfer payable to Wardlow Auctions, Inc.

 

Closing: Closing for the property must be on or before Friday, November 20, 2020. The Buyer(s) shall pay the balance of the purchase price at closing. Buyer(s) and Sellers shall pay their respective closing costs as is common and customary to Jefferson County, Kentucky. This purchase is not contingent on any appraisal, financing, or inspections.
