826 & 828 Morgan St., in Schnitzelburg, Louisville, KY 40217. Built in 1993 on a double lot, this 3 bedroom home features a master bedroom with a large walk-in shower. The large open living room and eat-in kitchen, with natural finished Birch cabinetry, share a vaulted ceiling with a sky light.  The home also has a second full bathroom off of the hallway. The laundry area and utility area are off of the kitchen.  The attached one car garage is finished and insulated.  The lovely rear patio area features a gold fish pond! Reason for Selling. To settle the Jackie Whitehouse estate.

Year Built: 1993

PVA Assessed Value: This property consists of 2 lots. 828 Morgan St. is assessed for $105,800 and 826 Morgan St. is assessed for $10,000 for a total assessed value of $115,800.

Approximate sq. ft. 1,130 sq. ft.

Attached One Car Finished Garage: The finished garage is approximately 14’ x 21’6”.  The garage is finished, but is not heated. The overhead door has an approx. 8’7” wide opening and an approx. 6’9” height. The garage has a side walk-in art glass door to the open living room/kitchen area and a rear walk-out door to the concrete patio.  The property also has 2 sheds.

Roof and Mechanicals. The exact age of the roof is unknown.  It appears to be in good condition, but we could not find any documentation as to the exact age. Gutters do have a plastic leaf protection system. The Carrier gas furnace has an inspection sticker dated 2-9-09, the central air unit is also Carrier.  The Bradford White 40 gallon gas water heater has an inspection sticker dated 11-16-09.  The electric breaker panel is located in the front corner bedroom closet with an inspection sticker dated 11-16-93.

Rear Patio: The approximate 19’ x 9’ rear concrete patio has a door leading into the kitchen and a door leading into the garage.

Comments: As stated above this house was specifically designed and built for Jackie Whitehouse as a handicapped accessible home. There are no steps inside or outside of the house.  The property, including the garage, is all on one level. Other specifics include a large walk-in/roll-in shower in the master bedroom and lower light switches throughout the home.  The kitchen was built with an eye level oven, a waist high cooktop, slightly lower kitchen counter tops and sink, plus, accessible storage drawers designed to hold up to 100 lbs. of can goods.  The Whirlpool side-by-side refrigerator, Frigidaire front loading washer, and the Frigidaire front loading electric dryer will remain with the home. Some of the occupants of the house were smokers and there was at one time a pet in the home. The house does need some cleaning, fresh paint, and new carpet in one bedroom.  There is no known survey for this property and the back fence behind the house does not appear to be on the property line.

Location: This property is conveniently located in Schnitzelburg area not far from Germantown and within easy walking distance to the Schnitzelburg Farmers Market.  The property is only 2 blocks south of Oscar’s Germantown Hardware, approx. 5 blocks west of Check’s Café, 2 blocks east of Shelby Traditional Academy, and only 2 blocks north/west of Emerson park.

Directions: If you are on Preston Highway traveling north and cross Eastern Parkway, Preston will become S. Shelby St.  From Eastern Parkway proceed approximately .6 of a mile on S. Shelby St., just past the Amvets Preston Post, and turn right (east) onto Morgan St.  Proceed half of a block to the property.  Parking on Morgan St. is limited, for the open house, you may have to park on S. Shelby St.

How to Register for First Time Bidders: Click on “Register to Bid”, at the next page click on “Sign Up”, and then complete the information requested. Upon successful completion you will receive notice that you are approved to bid.
 

If You Have Already Registered: If you have already registered and been approved, you simply click on the “Register to Bid” link and on the next page, click on “Sign In”.
 

Buyer’s Premium: A 10% buyer’s premium will be added to the winning bid to determine the final selling price. For example, if the closing bid is $100,000, the Buyer's Premium would be $10,000, resulting in a final contract selling price of $110,000.

 

Bidding: Online bidding is to be understood as a binding contract. Bids will be taken with the understanding that the bidder will honor their winning bid with sufficient funds in the specified time frame. Notification of the winning bid will be made immediately at the auction's close.

Online bids can be made using two methods: selecting the green button that says “Bid (amount)” or selecting the green button that says “Set Max.”
“Bid (Amount):” This button shows the next bid required and allows the bidder to input a single bid as in a live auction. For example: if the bid is currently $100,000 the green box will say “Bid $100,250.  

“Set Max” Feature: This feature enables you to set a maximum bid so the computer does your bidding without you having to constantly view, log in, and bid on an item. Setting a maximum online is much like coming to a live auction with a preset spending limit in mind. The program will bid for you, in the prescribed increments, and only up to your spending limit for the item. For example: the current bid is $100,000 with Bidder A having the winning bid. Bidder B wants to place a bid and is willing to bid as much as $300,000. If Bidder B places a maximum bid of $300,000 the bid rises only to $100,250. If Bidder A returns and places a maximum bid of $200,000, the program automatically does the bidding in the pre-established increments.  In this example the bidding will stop at $200,250 with Bidder B winning because the next bid would be $200,500, which is more than Bidder A’s limit. Maximum bid amounts are kept confidential. Please note that the bid history page will post a message if the current high bid has been a result of a Maximum Bid. You can raise a bid or raise your maximum bid at any time prior to the close of the auction.

 

Bidding Increments: The bidding increments for this auction are set at $250 and thus bidding is in multiples $250.   

 

Close of Bidding: Bidding is scheduled to close Monday, January 14, 2019, beginning at 7:00 p.m. Eastern Time. All bids/offers should be made through this bidding site and shall be in accordance with the Terms and Conditions set forth for this sale and the Real Estate Purchase Contract available on the bidding page.

 

Extended Ending: The close of bidding will be subject to an extended ending, whereas at the close of the auction, any bidding activity will automatically extend the closing for 5 minutes. The bidding will continue to remain open as long as there is activity within 5 minutes of the previous bid. If there is no bidding activity within another 5 minutes, bidding will then be closed.

 

Contract Execution: Following the auction, the successful bidder will be emailed, faxed, or delivered a contract to be signed by the prospective buyer and returned to Wardlow Auctions, Inc. by personal delivery, email, or fax no later than 2:00 p.m. ET, Tuesday, January 15, 2019. Copies of the Auction Purchase Contracts are available for review online.  Click on the bidding page and then click on “Auction Purchase Contract”.

 

Down Payment: The buyer shall make a $7,500.00 non-refundable down payment upon signing the Auction Purchase Contract.  The down payment must be received no later than 2:00 pm ET on Tuesday, January 15, 2019. The down payment may be in the form of cash, an official bank check, certified check, good personal check, or wire transfer payable to Wardlow Auctions, Inc.

 

Closing: Closing for the property must be on or before February 25, 2019. The Buyer(s) shall pay the balance of the purchase price at closing. Buyer(s) and Sellers shall pay their respective closing costs as is common and customary to Jefferson County, Kentucky. This purchase is not contingent on any appraisal, financing, or inspections.

Auctioneer's Right to Bid: In accordance with KRS330.220(6)(a), it is hereby disclosed that, with permission from the seller, the auctioneer, broker, agent, and any staff members reserve the right to bid.  They also shall be able to place bids on behalf of bidders who do not have access to a computer.

 

Registration: Registration is free but does require several important pieces of information. As with our live auctions, bidders must be registered with a full name, address, and telephone number and email address. Information from either a MasterCard or Visa is to be held on file.
