4802 S. 4th St., Louisville, KY 40214.  Built in the early 1900’s this historic and distinctive home has been in the same family for over 110 years.  Built on an extra large corner lot, this two story home features three bedrooms, two bathrooms, a parlor foyer, living room with a gas fireplace, large dining room with bay window, an eat-in kitchen, birdseye maple double pocket doors, oak banister, oak hardwood floors, natural finished woodwork in most rooms, basement with interior and exterior doors, and large covered front and back porches.  Home does need some updating.  Note: The two antique gas converted chandeliers with crystal prisms in the living room and dining room will be sold separately from the house in the personal property online auction closing Tuesday, March 2nd.

Reason for Selling: Marjorie Tune has recently moved into a seniors community.

Year Built: Early 1900’s.  The Public Valuation Administration lists 1920, but the home was obviously built much earlier.  We believe the PVA lists 1920 because that was the year that are area known as Beechmont was annexed into the City of Louisville.  Please see the property history below.

PVA Tax Assessed Value: $118,550.  This home has not been re-assessed for four years and some of the information including, the total square footage, on the PVA report is incorrect.   

Property History: Built in the early 1900’s this historic and distinctive home has been in the same family for over 110 years.   In 1905 a large tract of land was sold to a developer named R.I. Nugent. Also in 1905, Nugent had a plat recorded (P.B. 1 #105) which was titled “R.I. Nugent’s Addition to Beechmont”. On November 29, 1909 R.I. Nugent deeded to Henrietta Buetgenbach Lot 20 (a large corner lot) and 20’4” of Lot 19.  Family members are certain that no one else outside of their family as ever lived in the house. However, we have not been able to determine exactly who had the house built or exactly when it was built. The family has a postcard that is postmarked 1908 that was mailed to a family member at this address.  The property has changed ownership over the years, but always within the family.  Marjorie Buetgenbach Tune was raised in this house since she was an infant and has lived in this house until just recently.  Marjorie is 97 years young.

 

Approximate Sq. Ft.: Above grade living area is 1,846.5 sq. ft., below grade (the basement) contains 927.8 sq. ft., there is also 78.2 non-conforming sq. ft (the unfinished storage room upstairs) for a total square footage of 2,852.5.  Please see the Square Footage diagram completed by a Certified Appraiser in Documents.

Lot Size: This home was built on a large corner lot plus part of the adjoining lot.  The original corner Lot #20 had 73.8 foot frontage.  Added to this was 26.33 foot frontage from the adjoining Lot #19.  This gives the current lot a total front footage of 100.13 feet. The lot on the Burkley Ave. side is 136 feet long. The lot does narrow in the back. The PVA lists the approximate lot acreage as .2092 which is large for this area. Roof and Mechanicals: A 25 year Tamko Antique Slate shingle roof was installed on 7/20/15 by Middletown Roofing Windows & Siding, Inc.  A Bradford White 40 gallon gas water heater was installed on 8/22/2020. The Generac Back-Up Generator was installed by Royce Electric on 3-22-11 and has been maintained and serviced on a regular schedule by Louisville Evapar, Inc.  The American Standard central air unit was installed on 6-10-15.  The American Standard Freedom 78 gas furnace has an inspection sticked dated 12-94. The electrical breaker box is in the basement and has an inspection sticker dated 10-11-78.

 

The current Orkin pest control plan has been in place since 1988.  A recent Termite Inspection Report is available in Documents.  Many of the windows have been replaced, but there are still some of the original windows in the home.  The home does have washer and gas dryer hook-ups, a sump pump, and utility sink in the basement.

 

Mold Remediation - There was some mold at the bottom edge of two basement walls and a small section of another wall.  Servpro did a mold remediation on the affected areas on Jan. 20, 2021.  This process did leave those areas of the walls discolored and did remove some paint. 

 

There was a fire at some time in the attic.  The family members that we are working with were unaware of the fire. There obviously was some damage, but also some repair work was done. The attic is insulated.

Comments: This historic and distinctive home appears to be a solid well-built home.  The exterior quoin corners, the birdseye maple double pocket doors, the oak banister, 8” baseboards, the cut stone foundation, and even the decorative concrete blocks on the exterior of the home are strong indications of a well-built and a special home. Yes, it does need some updating, but just close your eyes for a few miniates and think of the possibilities!

Directions: From I-264 Watterson Expressway take the Southern Parkway Exit, proceed south on Southern Parkway approx. 1 mile through the Southern Parkway, Woodlawn Ave., and Kenwood Way three-way intersection. Stay on Southern Parkway another 2 blocks and turn left onto Burkley Ave., proceed 1 block and turn left, proceed half of a block to the property at the corner of Burkley Ave. and S. 4th St.

Due to the sudden and dramatic changes that have taken place in an effort to stem the spread of the coronavirus, and the possibility of uncertain changes to come (all of which are outside of ours, the seller’s and bidder’s control), we are temporarily adding a new element to our terms and conditions that will allow for the extension of the auction period under extenuating circumstances as noted below.

In the event of a significant event such as a mandate for everyone to “shelter in place” or “to close all certain businesses” or other comparable significant action that would impede the continuation of the auction as scheduled, we reserve the right to extend the auction closing date beyond the date originally scheduled.    For clarification, this simply means that the auction would remain open but the auction closing date would be extended as reasonable and appropriate given the situation.  We will of course notify all registered bidders of any extensions of a closing date should that situation occur.  If those events do not occur, the auction will close as planned.

Special Note: The two gas converted chandeliers with crystal prisms hanging in the living room and dining room will be sold separate from the house on Personal Property online auction closing Tuesday March 2, 2021. This will allow the purchaser of the home to bid on and purchase the chandeliers if they would like them to remain with the house.

How to Register for First Time Bidders: Click on “Register to Bid”, at the next page click on “Sign Up”, and then complete the information requested. Upon successful completion you will receive notice that you are approved to bid.
 

If You Have Already Registered: If you have already registered and been approved, you simply click on the “Register to Bid” link and on the next page, click on “Sign In”.
 

Buyer’s Premium: A 10% buyer’s premium will be added to the winning bid to determine the final selling price. For example, if the closing bid is $200,000, the Buyer's Premium would be $20,000, resulting in a final contract selling price of $220,000.

 

Bidding: Online bidding is to be understood as a binding contract. Bids will be taken with the understanding that the bidder will honor their winning bid with sufficient funds in the specified time frame. Notification of the winning bid will be made immediately at the auction's close.

Online bids can be made using two methods: selecting the green button that says “Bid (amount)” or selecting the green button that says “Set Max.”
“Bid (Amount):” This button shows the next bid required and allows the bidder to input a single bid as in a live auction. For example: if the bid is currently $100,000 the green box will say “Bid $100,250.  

“Set Max” Feature: This feature enables you to set a maximum bid so the computer does your bidding without you having to constantly view, log in, and bid on an item. Setting a maximum online is much like coming to a live auction with a preset spending limit in mind. The program will bid for you, in the prescribed increments, and only up to your spending limit for the item. For example: the current bid is $100,000 with Bidder A having the winning bid. Bidder B wants to place a bid and is willing to bid as much as $200,000. If Bidder B places a maximum bid of $200,000 the bid rises only to $100,250. If Bidder A returns and places a maximum bid of $200,000, the program automatically does the bidding in the pre-established increments.  In this example the bidding will stop at $200,000 with Bidder B winning because they were the first to bid $200,000 with their maximum bid, the next bid would be $200,250, which is more than Bidder A’s limit of $200,000. Maximum bid amounts are kept confidential. Please note that the bid history page will post a message if the current high bid has been a result of a Maximum Bid. You can raise a bid or raise your maximum bid at any time prior to the close of the auction.

 

Bidding Increments: The bidding increments for this auction are set at $250 and thus bidding is in multiples $250.   

 

Close of Bidding: Bidding is scheduled to close Monday, March 1, 2021 beginning at 7:00 p.m. Eastern Time. All bids/offers should be made through this bidding site and shall be in accordance with the Terms and Conditions set forth for this sale and the Real Estate Purchase Contract which is available on the “Documents” tab on the main page.

 

Extended Ending: The close of bidding will be subject to an extended ending, whereas at the close of the auction, any bidding activity will automatically extend the closing for 5 minutes. The bidding will continue to remain open as long as there is activity within 5 minutes of the previous bid. If there is no bidding activity within another 5 minutes, bidding will then be closed.

 

Contract Execution: Following the auction, the successful bidder will be emailed, faxed, or delivered a contract to be signed by the prospective buyer and returned to Wardlow Auctions, Inc. by personal delivery or email no later than 2:00 p.m. ET, Tuesday, March 2, 2021. Copies of the Auction Purchase Contracts are available for review online.  This contract is not contingent on any appraisal, financing or inspection.

Down Payment: The buyer shall make a $7,500.00 non-refundable down payment upon signing the Auction Purchase Contract.  The down payment must be received no later than 2:00 pm ET on Tuesday, March 2, 2021. The down payment may be in the form of cash, an official bank check, certified check, good personal check, or wire transfer payable to Wardlow Auctions, Inc.

 

Closing: Closing for the property must be on or before Friday, April 16, 2021. The Buyer(s) shall pay the balance of the purchase price at closing. Buyer(s) and Sellers shall pay their respective closing costs as is common and customary to Jefferson County, Kentucky. This purchase is not contingent on any appraisal, financing, or inspections.

Broker Participation: A Broker or agent whose client is the buyer of the real estate may be entitled to a 2% broker participation fee based on the final bid price. Auctioneer's Right to Bid: In accordance with KRS330.220(6)(a), it is hereby disclosed that, with permission from the seller, the auctioneer, broker, agent, and any staff members reserve the right to bid.  They also shall be able to place bids on behalf of bidders who do not have access to a computer.

 

Registration: Registration is free but does require several important pieces of information. As with our live auctions, bidders must be registered with a full name, address, and telephone number and email address. Information from either a MasterCard or Visa is to be held on file. This information is obtained to establish bidder credentials and deter defunct bidding.
